As soon as you have told us the few simple things we need to know about your home, we’ll spend some time looking into the property. We don’t need to visit the property to do this at this early stage – we use our own bespoke valuation software, which is linked to a database of similar properties, to judge what the property’s real value is in the current market.

Receive your offer within 48 Hours

Within 48 hours of receiving your details, we will give you a call to discuss the best possible offer we are able to make for your property. In this call we will also discuss your needs in terms of timing, including when you need the funds to be with you, and will be happy to answer any questions you may have. We will then put the offer we have made to you in writing.

Sell your house for cash!

We’ll organise independent estate agents to value your property – at our own expense of course – and will make a final offer based on their valuations and that of our in-house legal team. Once you agree a sale with us based on our final offer, we will then appoint an independent solicitor to act for you – we also cover this cost. If you already have a solicitor you would prefer to use, that’s fine with us. Once your solicitor is appointed, we’ll take care of the rest.

Principle Offer & Formal Offer

If you need to sell your house fast for cash, Allied Irish Property will provide an offer in principle.

If this offer is accepted, Allied Irish Homes property buying team will then instruct our independent Estate Agents to arrange a valuation of your property. As part of the due diligence process, Allied Irish Homes will instruct two separate valuations for your property. There are NO COSTS or NO OBLIGATIONS for homeowners throughout this process.

Upon receipt of the valuation report, Allied Irish Property will then make a formal offer subject to contract and survey.

If Allied Irish Property’s offer to buy your house is accepted, our solicitors and a chartered surveyors homebuyer report will then be instructed. Allied Irish Property always contribute €500 towards all clients’ legal fees when they need to sell house fast.

Once Allied Irish Property is in receipt of a full title pack from your solicitor we will proceed immediately to purchase your property.

If either of the independent reports should have a detrimental impact on value (e.g. faulty roof / structural damage/subsiding), Allied Irish Property may have to amend their formal offer to reflect this change in circumstance or withdraw. We strive to be honest and transparent so customers are entitled to review any of the reports provided by our surveyors or solicitors at any time. Offering a transparent, open and honest service is core to being regulated in Ireland in order to offer our services.

Exchange & Completion

Once everyone is happy, both parties then agree a completion date (exchange and completion are usually done simultaneously unless clients request otherwise). On the day of completion your solicitor will transfer the balance of the funds to you after all loans / mortgages have been paid in full.
